Fed Cuts Rates, Is Now a Good Time to Re-Fi?

30 year fixed rates look like they are holding steady for the time being, but the 5/1 ARM has come down a bit. It's not yet certain if long term rates will adjust downward, however, it's worth keeping an eye on long term rates in order to determine if refinancing can save you some money and increase your monthly cash flow!

California Voters Could End Rent Control!!!

California Property Owners and Farmland Protection Act (CPOFPA)

According to AOA California land owners are working together to pass CPOFPA. If passed benefits for land owners include;

  1. Government can not determine price an owner may sell or lease their property for.
  2. Private property cannot be taken under eminent domain for private use or economic gain
  3. Rent controlled residences will remain so until tenants at time law is passed vacate the property
  4. Current rent regulations will be phased out over time
  5. Government will not have the right to reimposed rent regulations once residence has been vacated.

Short Sales - A new law helps Home Owners in trouble.

On 12/20/2007 President Bush signed into law the Mortgage Forgiveness Debt Relief Act of 2007. The act amends the Internal Revenue Code to exclude from gross income amounts attributable to a discharge, prior to January 1, 2010, of indebtedness incurred to acquire a principal residence. 

This is great news for homeowners in regards to their personal residence. In essence it means owners may be able to exclude from potential capital gains the debt that was written off as a result of their short sale transaction and owners may be able to avoid a tax burden for personal and rental properties!

Oil Prices Jump to $100 a Barrel! Should Will This Affect Housing Prices?

The price of oil rose to $100/barrel for the first time, which could affect housing prices in the long run as more and more people desire to reduce commutes. In order to reduce commuting home owners may be willing to pay a premium for properties located close to work, school, or their favorite place to spend time.

As always the number one consideration in real estate should be LOCATION, LOCATION, LOCATION...
